OMNIS CONVEYANCING

Take advantage of our quick and efficient conveyancing service to prepare documents such as Section 32 Vendor’s Statement and Contract of Sale, required before you can sell!!

Selling a property is an emotional and overwhelming experience. Vendors are locked in from the time they sign the Contract with no Cooling Off rights like the purchaser. So, it is vital that the Vendor fully understands what they are signing and their obligations under the Contract. We peruse the Contract and explain the specific clauses to the vendor and advise on moderations if they are required.

Once the Contract has been signed by all parties then we can begin the process of preparing the necessary documents and transferring the property. Our expert conveyancers will ensure that your legal interests are protected and you are well informed, confident and in control throughout the selling process making sure your settlement is well organised and stress free.

We will handle all the legal aspects of your property sale for you, including:

  • Obtaining instructions from the Vendor
  • Ordering the required certificates for the property from the relevant authorities
  • Preparation of Section 32 Vendor’s Statement and the Contract of Sale for your property (including any auction contract or addition of special conditions, if required)
  • Answering any queries from the purchasers
  • Liaising with government departments, real estate agents, your bank and the purchaser’s representatives
  • Preparing Section 27 Early Deposit Release if required
  • Ensure deposit is paid and special conditions are met by their allocated due dates as per the Contract of Sale
  • Checking all the transfer documents prepared by the purchaser’s representatives
  • Liaising with your bank to ensure your mortgage is discharged at settlement
  • Checking the purchaser’s calculations of any adjustments of rates and taxes to the sale price required at settlement
  • Organising and attending to settlement on your behalf
  • After settlement, informing all the concerned authorities of the change in ownership of the property
  • Storage of your file for 7 years in a secure storage facility off site

Most importantly, we will stay in contact with you at every stage of conveyancing and keep you informed of all the updates with regard to the transaction of the property.
